Internal wall removal needing plans but where to start and with who?
I would like to remove a non-load bearing wall between my kitchen and living room but really stumped with where to start and who to involve.
I have contacted the agency representing the freeholder and they have requested the following.
1. A copy of the existing plan to an appropriate scale.
2. A copy of the proposed plan, setting out clearly the works you wish to carry out to an appropriate scale, identifying all structural alterations (if any).

4. Copies of any application forms made seeking consent for the following are to be provided to support the application: Planning Permission / Listed Building Consent/ Building Control Regulations.
Looking online I believe I may need to find a builder with a competent person scheme to conform with the Building Regulations approval, but unsure what scheme to be looking for.
In regards to drawing up plans, is this something I can expect a builder to do or will I need to involve a structural surveyor?
Any help or guidance would be much appreciated

Planning Permission is not normally required for internal alterations including building or removing an internal wall.
If you live in a listed building, you will need listed building consent for any significant works either internal or external.
There are many seemingly straightforward alterations that you may consider undertaking yourself in the home, which require Building Regulation consent.
They may seem trivial, but WILL become a problem when you try to sell your property, if you have not obtained Building Regulation Approval before carrying them out. It is best therefore to get things right first time, by contacting your local Building Control Surveyor for advice before you start any work.
Can you possibly post photos and the type of property you live in.
