Do i really need a new consumer unit to pass the eicr?

The property is a one bedroom bungalow built in the late 80's. The electrician said the electrics failed the inspection I need to replace the consumer unit. He has put C2 for number 15 even though the property was built pre BS 76 71 - should this be C3? Is the code C2 for the sockets and shower being on the same mcb correct? I have copied the observations below. Thank you in advance for any advice.

Hi,

Obviously it's hard to say without actually seeing the full electrical installation for myself...but I can definitely say that some of the C2s should be C3s and some of the C3s shouldn't even be on there.

For instance smoke alarms, their distances from walls and not working (unless it's due to an electrical fault) are not covered under BS7671.

I would recommend getting another electrician in to sort out a couple of the items on the list and get his advice on the rest (and hope they're an honest person).

This is the reason why EICR have become compulsory, some landlord's don't wont to spend monies to look after their own property and the tenants living in their property, the electrician is correct what he / she has written on the report, if your renting a property out it has to be at a higher standard than if living at your own property.
All circuits must be 30mA rcd protected, and if your consumer unit is old, then yes replace with a new 18th edition board, yes the bathroom light must be the correct ip rating, please listen to your electrician he / she , as a duty holder you are responsible at all times to keep your tenant's safe..very important, don't cut corners and at times you will need to spend monies.

In my experience there is pretty much never an absolute compulsion to replace a consumer unit. The only cases I have concluded such is when the actual consumer unit box is unsafe due to being damaged or perhaps other works around it have meant its unsafe to leave it in that location. There are of course many cases where replacing a consumer unit is the best and even most economic way forward. It looks like your sparkie is concerned over the lack of RCDs for additional protection, probably as you have a TT system (earth rod in the garden?). Although providing RCD coverage can be tricky and not that cost effective with an older consumer unit it is still generally possible.
我不知道规则,套接字nd shower should not be on same circuit specifically but its not a great idea and I imagine that he is concerned about potential overload, incorrect MCB ratings for cables used etc.

Hello there,

Sorry to hear about your recent Electrical safety report. ( EICR)

New regulations are not retrospects and therefore old fuse board can still be valid and with minor changes or repairs the fuse board can pass with C3 code.

However C2 code are some time can be C3 in others view and C3 can be seen as C2 for some individuals.

For Example : item 17 and 19 shouldn't be there as he conduct EICR and those points is out of scopes for BS7671

also item 18 should be C2 , IP requirements are many many years ago ! I don't know why he given C3 and if he given C£ for that mean No RCD required because there where no RCD enforcement for electrical safety may years ago !

Clearly its not clear report and confusions for you.
